Although it is not mandatory to fill it out it is highly recommended, since the vast majority of Vendors do fill them out. You should answer the questions honestly. A potential Purchaser has the right to know the answers to the questions before deciding to buy. They will often make the Disclosure Statement a part of the Agreement of Purchase and Sale as well. In today's market, a Vendors unwillingness to provide a Disclosure Statement is often viewed with concern.
